More and more people are having difficulty finding affordable housing in the Netherlands. This is partly because nearly 8.5% of homes in the Netherlands are owned by real estate investors. In the four major cities, a quarter of the homes for sale in recent years were purchased by investors(source advocatie.nl). The government wants to reduce the buying up of private homes for sale by investors and have therefore created the opkoopbescherming.

What is buyout protection?

To give house seekers a better chance of finding affordable housing, a municipality can choose to introduce buy-back protection. Buy-up protection ensures that houses cannot simply be bought up for rent. That way, more owner-occupied homes remain available for people to live in for themselves. The goal is for buyout protection to take effect on January 1, 2022.

The effect of the buyout protection is that investors in the designated neighborhoods cannot simply rent out homes. This makes it significantly more difficult for investors to invest in the regular housing market. Investing in recreational properties is not covered by this regulation. Investing in recreational homes

However, investing in a recreational home is not covered by the buyout protection and is therefore an interesting alternative for real estate investors. When you buy a recreational property at a vacation park, you can rent it out to vacationers throughout the year. This not only allows you to invest in real estate, but also directly benefits from the great interest in vacationing in your own country. But there are even more advantages why investing in a vacation home is interesting compared to investing in owner-occupied homes.

The advantages

The first advantage of buying a vacation home is the price. Recreational homes have a low entry price compared to owner-occupied homes.
