Research by the Dutch Association of Estate Agents (NVM), conducted by Bureau Stedelijke Planning, shows that more vacation homes have been sold again than the year before. We at TopParken have also noticed this. Due, among other things, to the increasing demand for vacations in the Netherlands, we can offer a nice return and the purchase of a vacation home at TopParken is an interesting alternative to bank savings.
In 2016, the increase in vacation home sales was 20 percent. In 2015 there was already a doubling in the number of vacation homes. That the trend continues, according to the NVM, has to do with the low interest rates. Because saving hardly yields anything, more people choose to put their money in a second home.
New vacation homes
Existing cottages are being sold faster, but there are also many new homes being added. Twelve hundred recreational homes were built last year, the highest number this century. The coastal regions and the Wadden Islands are the most popular. The high demand from Germany and Belgium helps this. The traditionally strong tourist region of Veluwe/Utrechtse Heuvelrug is in trouble because of the predominantly outdated supply. At TopParken we are responding to this by constructing an entirely new villa park at Landgoed de Scheleberg in Lunteren.
New construction
Most of the new cottages are being delivered on the North Holland coast. In South Holland and the Wadden area, new construction is stagnating. In areas with scarce supply, prices are rising sharply. On the Wadden Islands, an average of 300,000 euros is already paid for a vacation home.
Average price
Countrywide, the average price of a holiday home is well over 140,000 euros. This is 4 percent more than in 2015. In the peak year 2008 this was still about 170,000 euros, almost 17 percent higher than in 2016.
Because of the increased demand, the NVM expects that the average transaction price for recreational homes will continue to rise in the coming years, provided economic growth continues and interest rates remain low.
