Second Home.nl: Buying a vacation home in the Netherlands? These are the trends

When you invest in a vacation home, you want to do so in a well-considered way. Responding to the trends in the (rental) market is of course essential here, as this can certainly affect the level of return and the value of the home in the event of resale. 

Buying a vacation home in the Netherlands?

These are 3 trends regarding the purchase of a vacation home ⤵

1. Vacation rental visiting with three generations 
Country rental agencies have been noticing a growing demand for accommodations for three-generation vacations for some time. Grandparents, children and grandchildren together for a weekend getaway has become a top trend. As many as one-third of Dutch people sometimes go on vacation with three generations. One of the main reasons for spending the vacation together is to strengthen the bond between the three generations. Going to the zoo together, learning archery with grandpa, baking cookies with grandma and playing games together in the evening. Vacationing together is so cozy and grandparents have plenty of time for their grandchildren.

Developers are responding to this trend by building (also) 8 to 20 person accommodations. The occupancy rate of these properties is generally high, so these types of properties are often purchased by (private) investors.

2. Durable and luxury vacation homes
Another trend is the growing demand for luxury and comfort in the vacation home with all its amenities. This applies to both the owner and the tourist. The vacation home must surpass the home situation. In a group home, that means getting away with the whole family without getting in each other's way. Lots of space and sufficient privacy, for example in the form of a private bathroom, are therefore a plus.

Also wellness facilities are in demand. People are looking for relaxation, rest and a place to get back to themselves, within the walls of the vacation home. It is therefore a good idea to turn the bathroom into a mini wellness center, complete with sauna, whirlpool and Sunshower. Other items that are highly valued are a veranda for lots of outdoor fun, kitchen with luxury (built-in) appliances, flat-screen television with home cinema set and cozy fireplace. Consumers are also finding the use of sustainable materials and energy-efficient homes increasingly important.

3. Renovation
Responding to trend 2 is not just for developers of new construction projects or buyers of new construction homes. In fact, the latest trend is renovating existing recreational homes. Due to current market conditions, existing homes can generally be purchased a bit more competitively. This leaves a budget to make these homes completely up to date again. However, it is important that this is done in the right way. It is therefore advisable to obtain information from a specialist in this field, so that the house is "rental proof" in terms of layout and materials.

It is also essential that a location is chosen, where the operation and rental are successfully taken care of. If renovation is done properly, it ensures (in the right parks) better rentability and value increase of the property.
